Oahu Military Bases - PCSing in Hawaii? If you are ordering PCS to Hawaii and don't know where to start. We are here to help. I was born and raised in Hawaii, and have personally PCS'd with my family six times. I lived all over the island of Oahu for a total of 10 years, including three years stationed on Oahu.
If you have a new assignment or PCS to Hawaii and one of the many bases or stations here, including Schofield Barracks, Pearl Harbor, Hickam AFB, Wheeler AAF, Fort Shatter, Fort DeRussy, Tripler AMC, or Camp HM Smith, then the block. It is very informative and will help you know the right place to live!
Oahu Military Bases
Your first decision is to determine if you want to live on the base of Oahu or outside. Below, I will give some comprehensive reasons that I think you will be happier living outside of Oahu.
Permits For Adus On O'ahu Were Issued From Jan. 2016 To March 2019
In a recent article, Honolulu Civil Beat stated that "99% of all military housing is operated by private homeowners. There are about ten major companies that control the project. At the national level About 30% of military personnel live on base and about 70% choose to live off base."
Over 70% of service members choose to live off base in Hawaii for good reason. If you live on base, your BAH is paid directly to one of the two private companies that monopolize the base housing system here. Let you deal with repair problems and the potential impact of your order. If you choose to make a valid complaint
They know they will get the rent. So they don't have the drive to give a timely response to tenants when problems arise. On the other hand, if you live in base. BAH will be paid directly to you, and you will have unlimited choices about what you choose to do with your BAH.
If you are PCSing Hawaii and choosing to live on base. You can join the list of service members who have made the same decision. Because returning home on the basis of "Looks like the easiest option" at the moment. Now, I sincerely hope to encourage you to weigh your decision on whether to live on or off base. Let's talk about factors to consider when deciding on your area and what kind of community Oahu has to offer!

BAH and COLA can go a long way if you decide to buy one. For E-5 and COLA with one dependent BAH. Total is under $3,500 per month after speaking with a loan officer. You may find that you can pay more than you thought. Due to low VA loan rates, no Primary Mortgage Insurance (PMI), and very low property taxes.
Plus, the $126,000 you would have lost if you stayed on base or rented is likely to be realized as a profit when you sell your home after 3 years of travel! Keep in mind that there are still plenty of homes on Oahu that will help put money in your pocket every month after you pay off your mortgage and utility bills. You keep the difference between your BAH/COLA and your mortgage/utility bill. Contact me for more information to connect with a local lender you trust! Below I have included a table of current BAH by rank and grade for your convenience.
Considering these two key elements in your home search will surely speed up the search and offer process. and allow you and your agents to focus on finding the right space. Below are some areas I recommend considering based on proximity to the base, demand, and lower cost per square foot.
If you're moving to Oahu with a pet I'm here to tell you it's not as hard as it seems. I've moved to Oahu with 3 pets, and the process is clearly explained on the Department of Agriculture Animal Quarantine webpage. Transporting Animals to Hawaii . But if you find that the price is too high I recommend looking at the SPCA website to see the grants they give to active military personnel who have financial difficulties and moving pets. You must apply for the SPCA grant three months before the animal's move. So don't delay

If you care about travel time to and from each base and city Please see the table below! The shortest/first digit indicates the travel time without traffic. and longer numbers/seconds represent rush hour travel times (0700-0845, 1500-1830) under this chart. I have also included a map of Oahu with all the major cities and military locations on it.
Ewa, Makakilo and Kapolei beaches seem to be the most popular and military centers of the island for some reason. A $12 billion rail system begins between Kapolei and Ewa Beach, which should be completed soon (maybe higher home values?) There are new shopping centers and restaurants such as the Cheesecake Factory, California Pizza Kitchen, and a restaurant. Many venues to choose from.
In addition, the beach is far from the road. The water park is on the way. and you'll have an oceanfront home, golf course home, and mountain top view/diamond to choose from! If you are looking for a family friendly community with pools, parks and sidewalks on Kapolei / Makakilo / Ewa beaches, look no further. is your best choice.
There is also a lot of new housing being built in the Kapolei and Ewa Beach areas. most new neighborhoods Most (if not all) of them are very clean, and you will see people exercising with their children. Play all day!

Mililani is a great area to live in. If you want to live between the North Shore, Kapolei, and Honolulu, the Mililani school system is great too! Mililani is divided into two parts, Mililani City and Mililani Mauka City. Mililani is slightly lower in height and offers houses at slightly lower prices. (Always a nice neighborhood) past Mililani Mauka. but the house is older
With that being said, Walmart, movie theaters, gyms and most restaurants are in Mililani. Just a mile up the hill from Mililani you will enter the new neighborhood of Mililani Mauka (1990-2000). There is an underground telephone/power line. making the road look cleaner With the temperature definitely cool, Mililani Mauka seems to be a neighborhood where people don't go to the market very often. So if you like this area please contact me and I will let you know as soon as a local product hits the market!
If you're PCSing to Hawaii for work at Joint Base Pearl Harbor-Hickam Pearl City/Aiea occupies most of the Pearl Harbor coastline and is located about 10 miles northwest of downtown Honolulu. about the feeling of the neighborhood Most of them are urban areas. But there is a good mix of single houses and condos. I would say most of the locals live in Pearl City/Eia. But a growing number of service members are moving into the area
Pearl City is also home to Pearlridge, Oahu's second largest shopping mall! The department store is so big that a tram connects both floors. Overall, if you don't mind living in an urban environment that is well spaced and has a fair amount of traffic, then Pearl City/Aiea could be for you!

Kailua and Kaneohe are both close to Marine Core Base Hawaii and have a beach town feel. These Windward neighborhoods are generally more spread out than cities in/near Honolulu. And there's always the wind blowing. Kailua and Kaneohe have homes starting at $300,000 and going up to $45,000,000. Both cities are known for their grocery stores, Whole Foods restaurants, Target and large department stores. The beaches are white and the water is white. The sea is clear and blue! If you like beach towns and small knit communities, Kailua or Kaneohe might be the place for you!
